Can you please help - re my house advert

I would change the pictures. You don't seem to be showing the potential of each room in the photos, they just don't show that much of the house. I'm not keen on the picture from the back door - a little random or the stairs that one doesn't show anything of value.

Also move the cars from the front of the house it looks crowded for the picture.

From your main picture the house looks fab

Looks good but I agree the pictures need updating.

 

i would:

 

Remove cars from the picture of the front of the house

(only take them on a sunny day like today)

 

Trim the green plant stuff back on the house wall as its covering part of a window and will be reducing light

 

 

Borrow a wide angled camera and redo the pics..its very hard to get the true size of a room into a picture and using an average digital camera its next to impossible IME

 

Only have 1 pic of each aspect (eg. theres two of the house front, one with poor light and the other very light but w cars in it)

 

I would show pictures of

 

Kitchen,

front aspect of house,

rear aspect of house

bathroom,

3 main bedrooms (doubles only),

Lounge

Garden

etc

 

Looks a nice and unique house as well. good luck with the sale

De-clutter and retake a photo of each room; consider 'dressing' the rooms; putting out 'fresh towels' / 'decorative cushions', vase of flowers or whatever that's supposed to be about. It might make the rooms look more homely and hopefully bigger; they seem small (they may well be but if somene is turned away by the photos they'll never know if they'd have liked it in real life. Any way of taking a wider angle if you're only getting a small amount of the room in each shot?

 

Get rid of the cars; apart from blocking the view of the house, it's clear that they have to hang out onto the road, which would put me off.

 

Finally, and you won't like this; consider staying ahead of the price drop curve by lowering your price a chuck if youre currently up for current 'market value'. it will take a LOT to persuade most people to buy now that prices are falling through the floor; your choice may be to drop the price now and sell, or keep following that price curve down as it reflects current market value - but most likely not getting a sale.

 

All of the above are just my opinion, but especially the house price drops one - feel free to take them or leave them. :)

Wow, 5 bedroom detached house with .7 of an acres for only £385,000.

 

You would just about get a dingy 3 bed semi in beaconsfield for that.

 

Looks loverly Rich, maybe a few more pics of the Garden, must be cool having fox cubs in the garden:)

There is nothing cool whatsoever with foxes of any age in the garden, unless they are buried deep :)

Rest of you, some nice comments will work on it - and yes I will probably need to drop price a bit. Got two more vluations by the end of the week so will have a better idea.:D

I honestly have no idea on what price is/isn't good; in fact I didn't even look how much yours was advertised for as I don't know the area or the house. I was just saying to sell right now, in my opinion because I see prices falling a long way and because sentiment is currently largely against house buying, sellers need to stay ahead (i.e. below) the alledged "current market value" of their properties, in order to attract potential serious buyers.

Just a small comment from me: in the picture of the shower room, remove the towel from the WC cistern. It gives the impression (rightly or wrongly) that you're short of towel hanging space. Easy enough for someone to fix, but can put people off. First impressions and all that....
