Loft Conversion.

Have bought a bungalow with planning permission for a loft conversion which I will be doing with a mate or two. Only problem is I have never done one before.

 

It's got planning for a huge dormer at the rear and 2 small ones at the front. Which is just a bit of woodwork so am not fussed by that.

 

What I want to know is about steels. How many, where do they go and what's the easiest way to get them into the loft space. Also the joists are 4x2 but I'll need 6x2's. Do I just bolt the new ones onto the side of the 4x2's or, as an ex builder suggested, remove the whole roof and fit new trusses designed for the job. Problem with this is that I then lose every ceiling and will make even more mess.

 

Seeing the architect that sorted out the planning permission on Monday but would like to know more before then.

 

Any tips or advice would be great.

Presuambly the steels will be to replace the purlins and maybe the ridge board, so that the whole space is opened out and all load is carried on the end gable walls.

 

I'd just have a good chat with your architect, that's what your paying him or her for. 4x2 joists with a double thickness of ply sheeting over should be fine to carry the load. You're not going to load it up with 20 full filing cabinets are you.

 

A builder would say that, it's far more straightforward for him to smash everything up and start afresh rather than try to maintain your existing roof.
