ManwithSupra
Basicly the garage at my house is pretty much falling apart, I am going to level it and build a new one, Using the planning laws etc, i am allowed to build a larger garage as long as it is further than 5 meters away from my house (im still going to obtain persmission but it ticks all the boxes where they will say yes,) Anyway the garage is going to be quite a bit bigger, i will actualy be able to get the supe in there. It will encorporate a full size car lift and pit, going to kit it out with a full set of snap on tools, and Air tools and compresser - should be fun. Anyway i will show the progress on this when i start to destroy the old garage and hopefuly if things go well the garage will be ready to use by mid november
ozz
Ask your local planning department first is the best bet. Ours is pretty helpful. I don't know if it is the same everywhere but if you just turn up they have to see you in a certain amount of time. I usually drop mine an email if I'm considering works, helps build a good relationship. IIRC, the distance from the house is a factor but also the distance from the road. If it is close to the road (usual for a garage) then you might not be allowed to rebuild if you knock it down. And you're a lucky bugger, always fancied a pit and or ramps! EDIT: ignore my ramblings, read 'I am' as 'am I' so thought you were asking for advice. You doing the work yourself? Rebuilt my barn last year as a half stable half garage/workshop. Great fun and learn loads. I bought a 'brickie' off ebay. People will laugh but makes laying blocks dead easy if you are slow like me. far
is this the best time of year to start such a project? Maybe its just me being a pansie but working outside in the freezing cold? I would start this in the summertime.

Yeah going to ask for permission, however my garage doesnt back onto a road its in my garden and i have side access to the house but still yeah going to get permisson just in case, put it this way in the guidlines from the council there is no reason why i cant build a new one. Yeah going to do the work myself, but i got a couple of mates which are builders so they are going to advise me on a few bits and help when they are free which is nice. Chris Wilson
Percentage of the plot already used for any previous extension, outbuildings et cetera comes into it as well. Put a DP membrane in the floor, and consider cavity walls. If it can be done so it could be linked up to the house in the future, as an annexe it may add value to the house, or be useful later on for other purposes. I fell the height will be a planning worry, headroom for a ramp with even a car on it is considerable. Consider having a 4 post lift sunk in the raft, that'll save 8 to 10 inches headroom, and make putting very low cars on a doddle. Consider plumbing it into the house central heating, and into the sewage system. (Not sure how big you are talking here, but a 3 car garage would make a decent annexe).
