advise on buying a house! and other bits

right ive sorted out a mortguage etc,

and ive found a house i want.....

 

but other bits ime worried about are checks,serveyors and bits

 

ide also like to find out info on the house like when it was bulit,

and if theres anything goin on in the local area, is there any websites thay could help me?

 

1st time buyer so all very new to me :blink:

the morgage lender will do a survey, but you can have your own done, solicitor will sort the rest once you have a morgage offer

ok, firstly if the house is under £250000 stamp duty will be 1% of the value of the property, your solicitors fee will be around a grand, i used marcus baum, they are great and every1 i know has used them 2, you may find cheaper but you won't find better.

i got a homebuyer survey done on mine which i think was around £500, i wouldn't bother getting an expensive indepth survey done unless the property is run down and your going to develope it,

if it's a terraced house then just take a really good look, cracks in brickwork, damp, these things are pretty easy to pick up on.

don't be afraid to take a really good look, criticise every bad point in front of the owner too.

don't fuck about either, it's a buyers market and if this guy wants to sell he'll take what ever he can get.
