Everywhere is selling houses for at least 3 times their true value..... a price based purely on demand doesn't buy true value IMO. You would have thought in a rural area like mine that prices would be sensible but I know of houses that 'southerners' have bought purely just so they can jump on the property money making scam and they sell their houses based on London prices and it results in homes selling for upto 5 times their proper value. I don't think now is the right time to be buying. I've been looking for a house for years but there is no way I'm spending the asking price on these homes. sorry this is turning into a bit of a rant but there was a house for sale not far from where I live now and at a personal guess along with a number of other people in the area we all thought this house would go on the market at around £150,000. I had a good look round the inside of the house before the seller actually put it up for sale, lets say it needed some work doing to it.... ie. the roof needed replacing bacause it was an old 60's stlye flat roof.... along with other things. The house went up for sale at £270,000 !!! WTF ! The same house was bought for £80,000 only 5 years ago !! Until people stop paying silly amounts for houses then seller will simply name their price and get away with it.... I know this is because the housing market is a 'sellers market' .... supply and demand etc. but buyers still have some power to say "hold on a minute... you're taking the pi$$!". Aparrently it's great for students (2bed student place for 60k!) the couple on the show looked at and bought a buy to let specifically because the Uni there is doing well... [rant over :-) ] I totally agree with you. From my point of view, prices in the north are still much cheaper than where I live. £100,000 will just about buy you a studio flat round here. IE No bedroom, drive, garden or even the hope of a garage. I was looking at prices around Liverpool and three bed terraced houses with drives and gardens sell for the same amount of money, if not a little less. That is just insane. One of my suppliers was telling me that she bought a three bedroom cottage, with a huge garden for £103k. I'm seriously thinking about buying to let now as a means to get on the ladder, but that just makes the prices even worse for everyone else. The 1 rental we have isn't rented yet... been redecorating it, we had some friends lined up to avoid agencies but their plans have changed. Not sure about agencies, 12% ish is a lot to lose BUT it's a lot less hassle also. But then you also have to pay £150 here and there for each check in/out inventory. Not quite decided, still hoping to find a friend or family member to take it on to make the decision for us. Well, the market as a whole is going through a 'recession' at the mo. Has been since about September last year. There are so many properties on the market and no one to buy them. We had to make someone redundant here last week because there isn't enough work - we had one bit of post today! Obviously there are peaks and troughs in all parts of the country but hopefully things will pick up again towards April time. Renting to friends/family locally is ideal, but if you have a property 200+ hundred miles away an agency is probably the only way to do it I guess.
