Building help- prefabricated garages

Morning guys,

So basically me and grace have been planning to buy a house next year for some time now. However a very nice house has popped up in the last few days that ticks every box apart from one..... My garage.

The house looks to be very good value, and we would be saving money elsewhere, so rather than just righting it off due to the lack of garage space, I want to consider my options.

At the bottom of the garden is a second drive which can fit an additional 3 cars, but the hardstand isn't in the best shape, and many houses on the road have put a garage in its place.

Now this will be our first property to buy so need to keep costs down, and therfore having to get planning permission is out of the question.

However i think I'm correct in thinking that prefabricated garages do not require permission if under a certain size? Is this correct.

So my question is approximately how much would a large wide single, or double garage costs to build. Looking online prices seem to float around the 4-6k mark, but then obviously it would need a new Concrete Base and a builder to construct the garage itself.

Anyone had anything similar built? And if so any guidance on estimating costs would be very much appreciated.

Thanks in advance

Jake

From what i can remb.

Max 50% of the total external land. Including / deducting existing external buildings.

2.5 ax height ans shoukd not exceed existing eves.

Garage could become pretty big depending how much land is.

Thanks guys as you have said above permission wise I think I'm fine a double garage wouldn't exceed the size in comparison to the land.

The second hand option is something I hadn't considered and I suppose could be a good option. How hard are they to build?

Going to be honest I would prefer a new one but if a secondhand one was in perfect condition then I suppose it would be a no brainer

You can have up to 30m2, and 2.5m ridge height without planning permission.

If it's closer to the boundary than 1m, it must be made of non combustible materials.

For the base, I'd dig out 300mm deep, and use 150mm crushed concrete, or type 1, whacked down properly.

Then 150mm concrete slab, with some a148 mesh suspended through the middle of it.

Just beware, that if you buy second hand, some pre fab garage roofs are/contain asbestos, so you will have to be careful what you choose jake

To keep costs down have you thought about building a wooden garage?

Could tide you over for several years till you have the funds.

Don't need any planning permission for that either.

I looked at many houses as my criteria were double garage, or enough land to build one/car port.

Looked into it quite a bit and found out about wooden out sheds garages.

There's another option mate and my brother has had two delivered to his yard for something ridiculous like £70-£80. A metal shipping container. You can get them dirt cheap on eBay etc and they're of solid construction (obviously) and generally water tight. You could get a supra in there, it would be tight, and you'd need some wooden ramps. Might be a good temporary fix though :)

Thanks for the idea and If it was a big house in the sticks I would consider that, but in a suburbia I don't think the neighbours would be very happy :D

Im just looking for prices really, if I can be done all in for under 10k it may be an option if its going to be more than that then we will just look for other properties at the time we originally intended.

Build a wooden shed like Doms in fast and furious :)

Not ruling that out but I would prefer a decent size prefab if in budget. The house would alow for around 10k. I'd like a more permanent solution as with wood it will require more maintenance and insurance wise are they technically classed as a garage?

I also want it to be safe as I intend on using it to store the supra and alot of my tools, so must be secure.
