ripped_fear Posted August 15, 2016 Share Posted August 15, 2016 Morning guys, So basically me and grace have been planning to buy a house next year for some time now. However a very nice house has popped up in the last few days that ticks every box apart from one..... My garage. The house looks to be very good value, and we would be saving money elsewhere, so rather than just righting it off due to the lack of garage space, I want to consider my options. At the bottom of the garden is a second drive which can fit an additional 3 cars, but the hardstand isn't in the best shape, and many houses on the road have put a garage in its place. Now this will be our first property to buy so need to keep costs down, and therfore having to get planning permission is out of the question. However i think I'm correct in thinking that prefabricated garages do not require permission if under a certain size? Is this correct. So my question is approximately how much would a large wide single, or double garage costs to build. Looking online prices seem to float around the 4-6k mark, but then obviously it would need a new Concrete Base and a builder to construct the garage itself. Anyone had anything similar built? Including / deducting existing external buildings. 2.5 ax height ans shoukd not exceed existing eves. Garage could become pretty big depending how much land is. The second hand option is something I hadn't considered and I suppose could be a good option. How hard are they to build? If it's closer to the boundary than 1m, it must be made of non combustible materials. For the base, I'd dig out 300mm deep, and use 150mm crushed concrete, or type 1, whacked down properly. Then 150mm concrete slab, with some a148 mesh suspended through the middle of it. Al Massey Posted August 15, 2016 Share Posted August 15, 2016 To keep costs down have you thought about building a wooden garage? Could tide you over for several years till you have the funds. Don't need any planning permission for that either. I looked at many houses as my criteria were double garage, or enough land to build one/car port. A metal shipping container. You can get them dirt cheap on eBay etc and they're of solid construction (obviously) and generally water tight. Might be a good temporary fix though Thanks for the idea and If it was a big house in the sticks I would consider that, but in a suburbia I don't think the neighbours would be very happy Im just looking for prices really, if I can be done all in for under 10k it may be an option if its going to be more than that then we will just look for other properties at the time we originally intended. The house would alow for around 10k. I'd like a more permanent solution as with wood it will require more maintenance and insurance wise are they technically classed as a garage?
