stevie_b
Probably a question for the builders on here, but all views welcome. I've got a felt and gravel flat roof (5.8m x 3.2m) on a ground floor extension that is leaking. It's beyond basic repair (too many other cracks and previous repairs), so it needs to be fully re-done. How much should it cost roughly to do a proper job (take off all the existing felt, and re-lay a fresh roof)? Does it make much difference in price if the hardboard underneath the felt is knackered, which is a possibility?

SupraP-Z
i would guesstimate about £1500 - £2000 or so for that size. It will be more if the hardboard needs to be replaced of course
Shane
About 5 years ago I paid around 3k for a similar area of flat roofing to be replaced, new marine ply, decent felt etc. After building my garage and another outbuilding recently using this: http://www.ebay.co.uk/itm/Tile-Effect-roofing-sheets-Terracotta-Polyester-Coated-0-5mm-/161770793322?pt=LH_DefaultDomain_3&hash=item25aa4a696a I wouldn't now consider using traditional flat roof construction, if I ever have to do mine again (tho I hope not), I will be using this stuff with a bit of a timber framework over the existing roof. Conventional no, but functional very and easy to work with and a lot cheaper.
Graham1984
Take a picture of it. It should be possible to overboard it (depending on how bad the boarding is underneath) and get a GRP (fibreglass) put on over the top. I "think" fibreglass is around £40-50 a square meter. stevie_b
Thanks guys. Shane, I presume the tile effect roofing needs a pitch. I'm also considering pitching the roof and tiling it. It'll be a shallow pitch so I'd need to choose my tiles carefully.

I can take a picture of the roof, but not the boarding underneath: that's not been exposed yet. Is the GRP a sheet material, used as the top weatherproof layer? You get preformed trims that you resin/bandage/resin/paddle roll- then for the main areas you have a metre wide roll of matting which is applied in the same way as the bandage. After that its a case of sanding and using Acetone (makes the surface tacky again and degreased) then the top coat paint is applied. Sod it here's a video- they took up the old decking and relaid. In theory over-decking is fine if it can be fixed down well and made really stable.
stevie_b
I've heard stories about GRP flat roofs banging and creaking as they warm up and cool down each day. Not just a bit of creaking, but really loud. Has anyone got views on felt vs GRP vs EPDM? EPDM is probably the most expensive, but how durable is it in reality? I'm not going to go up there and play with a nail gun, but I'm talking about likely things (window cleaning).
Kendo11
I wouldn't go with epdm for the size of area you have, it's aimed more for commercial and industrial size roofs. If the right grp products are used you shouldn't have any problems with it creaking and banging.
