Stoke-on-Trent estate agents.

Right then folks. I have seen a house i am very interested in. It's a new build in the Stoke on Trent area, ticks all the boxes etc etc. The problem is, my house has been on the market for nearly 2 years with Your Move and i don't think they are pushing it as much as they should be. Does anyone know of any decent estate agents in the Longton/ Stoke area that are any good?? BTW i use the word 'decent' in the loosest sense as this IS estate agents lol.

Lol.. Being in real estate myself, although not in the uk, uk agents are crap! They just aren't pro active enough!

 

My house is still on the market since I left 3 years ago! I took it off for 6 months and started looking at all the agents in my area. I sent a list of requirements etc etc and they basically put it in the too hard basket! They didn't want to do what I was asking (pretty much what we do here in oz) and basically underpriced the property so I wouldn't go with them!

 

My advice is to do your homework to values etc and see which agent tells you the least amount of rubbish! :D

Cheers for the replies. I've got Alan Dale coming out on wednesday. After a quick chat on the phone he says that my house is currently UNDERVALUED!! He says it should be on the market for about 10k more than it is now!!

 

And then when it doesn't sell you will have to do an adjustment......

 

Usual agent trick to get you to sign, without seeing it, how can he say that? Ask him what he is going to do differently if the agent that was 10k cheaper couldn't sell it.

 

Ask to see the comparisons that he has sold personally. A good agent will always have these with him.

 

Make him work for his listing! ;)

He says he has sold quite a few in my area and he is going off a general average figure. He will do a full valuation on wednesday. Cant do any worse than your move have done.

He might be right about it being undervalued, but it seems strange. Unless your current estate agent isn't marketing the property at all and/or haven't got it on somewhere like Rightmove, I would think there's bargain-hunters out there who sniff out keenly-priced homes. A lot of homes hang around on the market because they're overvalued (people wanting to sell for what they paid).

 

Of course, if your current agent has all but given up on marketing it then the undervalued thing might be right.

A house will always sell. It all boils down to price. Simple as that.

The trick to choosing the right agent is go with the one that convince you enough that they will get the price you want. This is why I always say to do your own research.

 

When you do meet, grill him! Make it hard for him. Ask lots of questions. He says it's worth more, get him to show you, not just a list of comparisons. A good agent will have good objection handling. Does he pause when he speaks? Does he answer quickly and accurately? Throw in the same question twice at different stages and see if you get the same answer. Ask him what he will do if it doesn't sell in 3 months? Why is he worth the commission? What does he do that are different to other agents?

 

Dangle a carrot for him. Set a price you are happy with then set a sliding scale on commission. An extra 10k over the agreed price gets him Half a percent extra in commission....

Excellent post by creative there. To the OP, remember that estate agents will talk up the estimated value of your home if you're looking to sell, so you're more likely to place the business with them and not a competitor who says it's worth £x less. That just causes problems down the line when properties are listed at unrealistic prices.

I had it valued at 120/125k 2 years ago by 3 different agents and chose the one i thought would push it to get sold quickly. I've dropped the price a couple of times now for a 'quick' sale but not much is moving right now. I know that the housing market is unpredictable at the best of times so i wouldn't expect it to be sold in a matter of weeks, its just that after 2 years with one estate agent i think its time to put it on the market with someone else.

One of my fave lines when I am in with an owner is ...." there will always be someone who charges less than me and there will always be someone who will give you a higher price, thats real estate. I am happy to lose a listing because you don't like me but can you afford to to go with an agent that isn't honest with you from the start?"

It's a strange trade where I spend an hour with a complete stranger and I would walk out with their front door keys to their biggest asset.
