Supragal Posted August 2, 2005 Share Posted August 2, 2005 Anyone here know anything about it? I've been banding the idea about for a while of picking up a couple of acres for the horses. Fed up with paying someone else for grass so I've decided to investigate properly. I don't need (or want) anything with PP, just for equestrian use. I've found loads of land sites but you have to register and even pay to even view some of them- the ones I have registered with are no use either!! Either they only have massive amounts of acres or the site is un-useable or the ads are old etc. So where do I go to find land for sale so I can even work out if I can afford to do it? How much does the legal side cost? Is it anything like buying a house? Presumably you need to do land searches and have documents change hands. Can you get a loan specifically for land (like a mortgage for a house)? If anyones been through this any advice would be greatly received!!! You can get land that is only for equestrian/agricultural use for a lot less -a round 7k an acre I believe. But this is just what I've been told/read so I could be very wrong. Heyrick Posted August 2, 2005 Share Posted August 2, 2005 Hi, Any estate agent that deals with rural houses/farms will usually have small plots of land for sale. If they're any good their web site should enable you to search what's currently available in your area. 7k sounds about right, maybe even more as I'm not sure where you are. Like anything it's supply and demand and small plots suitable for horses make a lot more per acre than large agricultural fields which would be more like 2.5 - 4k. As far as specific loans for land: there are, but usually for much larger amounts (search for Agricultural Mortgage Company). But I shouldn't think they would want to know about a couple of acres. A farmer may even sell a couple of acres off a bigger field if approached nicely. There was aplot very near me for sale recently but it was 18 acres and I couldn't find it on the agents website- nice. Signs gone now so I presume sold. Was hoping they might split it!! Wolf Posted August 2, 2005 Share Posted August 2, 2005 Land is getting very silly now - if it's registered land (ie suitable for subsidies) it's at least 10K per acre and if it's anywhere near houses (So one day might get PP no matter how unlikely) it goes through the roof. I'm looking at a 6 acre plot for £50K right now (only cheap because of a divorce between the farmer and his wife) but I rent a 4 acre paddock for £500 a year and a second one for £600...
