House solicitor prices

moved just before crimbo , and it came to a bend me over and shaft me with a big 3K

 

Wow, I'd expect to pay around 1k max to buy sell though its been a few years. What was the big charges if you don't mind? My mate just bought a house, his bill was under £500 I think.

I suspect that included stamp duty, land registry fees for registering the property in your name, searches etc and wasn't just 'solicitors fees'?
By the sounds of it I was thinking that too.

 

Should really be looking at £1k maximum, depending on how quick & easy the sale completes.

Not even that really. The actual solicitors fees will be fixed at the start (when I was a conveyancer fees for a sale were about £350-£400, £400-£450 for a purchase).

 

Then you are charged for standard searches - environmental, local and drainage (about £150 upfront).

 

Stamp duty is 1% over £125k (if you're not a first time buyer) then 3% over £250k, 5% over £500k. The solicitor will add this to a quote as it's money you should expect to pay.

 

Registry fees to have your name added onto the house deeds are about £200.

 

The only add ons are if extra searches need to be made, documentation from the land registry needs to be obtained like transfers and other stuff relating to the house etc, but your sols should keep you informed of any extra costs.

 

Leasehold properties definitely have an add on of about £100 or thereabouts for a sale or purchase because of the extra work involved for the sols.

As above although I don't think fixed fee schemes are mandatory, i.e. some solicitors might charge by time taken (per 6 minute unit).

 

OP could always ring a solicitor's firm and ask them.

 

Mine cost me just under £500. By the time I had finished complaining I actually ended £100 up, so technically my solicitor cost me -£100.
