Landlords insurance cover - what a joke!

I have a Landlords Insurance Policy with Simply and part of the policy I took out was for emergency repairs.

 

I recently got a call from the tenants to say that there was water leaking through the kitchen ceiling coming from the bathroom / shower area. I told them to stop using the shower and got in touch with the insurers who were very helpful and arranged for a plumber to go out and fix it.

 

They have just rang me to say that I will need to pay the plumber extra money direct before he starts as he needs to do some "explore and inspection" work before he can ascertain what the problem is. What this work entails is the removal of a row of tiles at the base of the shower unit and the removal of the shower base to get at the fittings.

 

Now, correct me if I am wrong, but how the feck does he expect to get at the leak and fix it (as in the policy) without removing things that are in the way? Surely this is yet another ploy by the insurance companies to rip us lot off and cover some of his costs?

Great being a landlord isn't it.

 

Feel for you Colin having been there, am still there and waiting for the next drama.

This after a recent call out to a heating engineer to "fix" the boiler. It transpired that in the 5 mins he was there he turned the pressure up on the combi boiler but I ended up having to fork out 80.00!

im a plumber and do insurance work and what youve said is spot on. £60 call out charge then see what the damage is. then do the job. its just the way the companys work mate.

 

But if the work is going to be covered under insurance why should Colin pay the upfront call out fee? That's tantamount to a policy excess.

The silly thing is, they are not calling it a call out fee. They are saying that as he has to remove a row of tiles and take away the shower tray to get at the problem, then this is "inspect and explore" and not repair and therefore not covered under the policy. Now, how the hell they think they can repair a leak that is under the shower tray without removing it is beyond me!
