CJ
Just a quick update and a bit of a rant! The plumber went out there and low and behold, he had to up the pressure. He also cleaned out the boiler a bit and chrged them 80.00 which is his standard call out fee. Now, you would think that would be the end of it but no - they have now told me they are going to withold that money from my rent as they cannot be expected to know about plumbing and therefore it was my responsibility to ensure the system was working. I mean - WTF!!! I have told them that re-pressurizing the system is not a repair but general usage and that it falls under the same category as bleeding a radiator, changing a fuse etc and doesn't come under my responsibility. Am I right or do you think they have a case?

Am I right or do you think they have a case? Tricky one. I think the girls might have a point, because very few tenants would know how to diagnose such a problem and know when it needs doing. If it were me I would allow them to deduct the £80 from the rent on this occasion, but email them instructions as to how to recognise when this needs doing in future, and instructions on how to do it if it's fairly simple. That's the annoying part. I had already emailed instructions and she had done it but had not turned the pressure up enough - hence it working for 5 minutes and then stopping again when the pressure dropped. Neither could my son, he can build a computer with his eyes shut ,but would not have a clue how to change a tap washer.
