NOS Posted June 23, 2010 Share Posted June 23, 2010 Hi all, I will be renting a house of mine out for the first time in the coming days. I have found great (from what I know of them so far) tenants that I am happy with. I have drawn up a Tenancy Contract which we shall be signing this weekend. The house I am renting out is gorgeous and I really put a lot of work into it over the past while, both on the inside and out. I am renting the house furnished and a lot of the furniture is top-of-the-range stuff. As well as this, the gardens are in tip-top condition and I want these tenants to give the house back in the condition they were given it in. My question to you is: Owing to the above, I really hope these tenants (a couple) maintain the house, and I would like to give them a ''New Home'' card and present to make them feel welcome. Is a bottle of wine and a box of chocolates enough or what is the ''done thing''? I'd like your comments. P.S. They don't know I'm NOS so I have to be a little sensible and come across well! I never had that done before on moving into a rental property each to their own. I suppose it would grease the wheels for gettin a good tennant. As long as you don't have students, low-class idiots (chavs) or poor immigrants (without the racism please) you should be fine. A nice couple over 25 will keep your house in good order I suspect. superstar dj Posted June 23, 2010 Share Posted June 23, 2010 mate i have a couple of properties that i rent out, always make sure you have a deposit at least two months rent (this is to cover any damage), always a months rent in advance and arrange to do a property check every now and then - if they prospective tennats are decent they wont have a problem with this. i had a set of tennants go sour last year after 6 yrs in the house, had to get them to tidy things up from time to time nothing major ,then all of a sudden they started to make an awful mess, dirty nappies hidden in the drawers, hole in doors furniture destoyed and missing. Eviction sucks the law is all for the tennant , be careful. Insurane sorted? But hey i've only had one bad experience in the last 10 years! Wine and chocs , yep always a nice gesture. I resent your sweeping generalisation of students :O lol I just handed the keys back into my house I rented at uni and the landlord commented on how the property was in better condition when I moved out than what it was when I moved in. Back on topic Iv lived in 3 rented houses over the past 3 years (due to uni) and I have never had a welcome gift although I looked after the properties anyway Im sure that would have been a good incentive. My parents rent several properties and they have background checks done on their tennents to make sure they are able to pay the rent etc that might be worth doing?
