house renting issues

A little help please guys,

 

Myself and the mrs live in a rented property, the problem is that the landlord wants a service done on the gas boiler (his choice, not a legal requirement). The problem is that he thinks that we should pay for this (around £80).

 

I'm pretty adamant that im not paying, am i right to think this?

im a landlord tell him to do one, its landlords responsibility not yours. heating, windows etc all fixtures of the property are his responsibility.

 

Landlords responsibilty to maintain and make sure all appliances are working and safe. You just pay the bills and let him worry about maintainance costs:D

Well the mrs has just texted him (he communicates by text, very professional) saying we are confused as to why we should pay for it, and he has replied with "This is how i do it, which i explain to all new tennants when they move in" well he never explained it to us.

 

What would your reply be to this text?

the only appliances required by law is a cooker so thats all that has to be maintained as long as that is all that is supplied. i have insurance for everything no surprises then, you know exactly what is profit.

How long have you lived there?

 

Ask to see the previous gas safety CP12 certificates, he's legally obliged to keep copies for at least the last 2 years I believe.

 

The landlord is legally required to have these checks carried out every 12 months (the tennant has no obligation other than to try not to die of carbon monoxide poisoning), if your contract doesn't state anything about this being something you have to pay for tell him to shit right off.

And finally point out that most decent companies will do this inspection for about £40 including VAT - get some quotes yourself if necessary.

Thanks Michael, the house was renovated with the addition of gas just under a year ago, we are the first tennants to have gas in this house.

 

We actually own a house that we rent out ourselves so we are familiar with the gas safety check. What i think his game is that he gets a boiler service and safety check done in one, then invoices us for the lot but words it that we are just paying for the service so it ends up not costing him a bean.

 

The whole village is part of an estate that he owns, probably about 80 houses in all, so you'd think he must know what he's doing.

if he's got that many chances are its going to be in the small print somewhere

you'd think if he had 80 to do he would get a better deal

service engineer is a relative or even himself :)

 

Well £80 x 80 houses = £6400

 

If he said to a boiler man, check them 80 houses, and ill give you £5000 - im guessing mr boiler man would be happy - and tight arse has made a profit himself too.

In the same vein (but from a slightly different perspective), I too have a query regarding house rental.

 

I currently let a house that is furnished and also has the advantage of having a dishwasher, washing machine, plasma TV etc.

 

Recently the washing machine has started to play up and the tenants have asked if I could get it repaired / replaced. This has now got me worried and i have sent the following email (slightly abridged) to the agency that draws up the contracts (but doesn't collect rents) and I am awaiting their reply.

 

Hi XXX

 

I have a query and a worry regarding the items at the house and my responsibility for their upkeep / replacement.

 

The recent problem with the washing machine made me wonder as to how far my responsibility goes. I understand that I need to supply a fully functional heating and cooking facility but I was not aware that I had to provide a washing machine as part of the agreement - even though one was there when they moved in. Also, seeing as I left a 42" plasma TV there too, does this mean I am obliged to supply a new one should this break down? Again, does this also cover the dishwasher etc.

 

Could you please comment ASAP.

 

What do you chaps think?

What does it say in the contract, and what does it say on the inventory?

 

Well, they obviously appear in the inventory as they are items left at the house but I am unsure as to what the contract says as I am awaiting a revised copy since the new tenants only moved in about a month ago.

We rent and its down to the land lord to pay fella.

 

Thanks guys, the git has just texted me now asking if my mrs will do the accounts for the village church which he is the warden of, but he wants her to do it for free!! Cheeky cnut!
