Asbestos

Im currently in the process of buying a new home and in the survey that i have just had done it says the roof tiles are made of asbestos. Is this a major concern for me or is it nothing to worry about. The condition of the roof is good and needs no repair work. Also in the future if the roof tiles needed to be replaced could i claim of my insurance to get it repaired.

Asbestos in benign form is harmless, it's only when the fibres are released because of a breakage of the material that they form part of, that they can become potentially harmful.

 

In enclosed spaces, the fibres can hang in the air, and if ingested have the potential to be highly carcenogenic. However in the open air they would blow away and the chances of ingesting a fibre would be highly reduced.

 

I would guess that your potential house is a pre war build? If so then they were built to last . Roof tiles break, but I can't see any reason why you could not have a broken tile replaced under an insurance claim dependent upon the circumstances of the claim. I guess the onus though would be on you to disclose to your roofer that your existing tiles have an asbestos content. Asbestos roof tiles are not uncommon. However if you were considering extending your property as some piont in the future you may well want to factor in this finding.

I'm an asbestos remover and as class one says , they are fine until they are broken , i imagine they have as much asbestos content as asbestos cement , somewhere between 5 and 15 % and as children we all used it for chalking on the pavements !!! lol , should you ever wish to dispose of them then the local tip will have an asbestos skip into which you will be able to place them as long as they are bagged/wrapped and sealed .

Or you could always pay a small fortune for some company to remove them !
