Friends stopping by for a few hours for a visit with the tenants is perfectly ok but is totally different from friends using the drive as a free car park for work and in my mind is a bit of a cheek. Maybe have a chat with the tenants and explain this. From a legal point of view, does the rental agreement mention the parking, it sounds to me like it is a fairly recent addition (the parking) perhaps some sort of addition can be added in to the rental agreements about guest parking. Sounds to me like there are 2 or 3 spaces but about fourteen cars parked in on and around them, including the footpath to the door and so forth, and those surfaces are getting wrecked. So their deposit goes on repairs to those surfaces, bwahaha, and your maintenance includes putting in some cheap but sturdy defenses to ensure cars can only go in the parking area? I'm sure you're not one of those types (you actually know what's going on at / with your properties for a start). Perhaps there might be another thread where you can post your words of wisdom as they are uncalled for here. Perhaps there is, but I haven't found it yet, so I'm posting them here. You have leased your property and drive out and are complaining because the person to whom you leased the car is allowing their friends to park on the drive? - What legal right do you have to interfere with their legal lease of your property? They are paying to be able to park there and presumably you have allowed in the lease for them to have visitors? What does your lease say re visitors? If they are charging friends to park there what does your lease say about running a business from your residential property? If people are parking on your land without the permission of the tenants then presumably that would be trespass? If they are causing damage what does your lease say about this? Have you tried asking your students not to allow non residents to park on the property and for future students amend the lease to allow visitors to park but solely for the purpose of visiting the students. Hence future breaches would result in then in breach of their tenancy agreement. Perhaps if the lease says nothing about the above you should consider what can be done to improve it.
