Poole Dorset - anyone know the area?

hi all :)

 

To cut a long story short, me and my wife are considering relocating to the south from the north east coast due to a extremely good job opportunity for the wife, I am a contract draughtsman so can pretty much get work anywhere so not an issue for me.

 

I was wanting to pick your brains in putting together a shortlist of areas to have a look at during a short visit. We dont have a massive amount of money (in southern terms) for a house but would definately want to buy rather than rent with a max budget of about 300k.

 

ok the criteria

 

1. must be with 45min max commute of poole

2. would prefer over towards the west rather than the bournmouth side,

3. good area for schools

4. value for money housing if there is such a thing down south

5. small villages or towns prefered but within poole itself would be fine

 

so any ideas where to start looking

Hi Paul,

 

I live in Poole in place called Upton. Upton is a small town in borough of Poole on what I would class as outskirts of poole but still connected (no countryside between main town) It has its good and bad areas like anyone.

 

Just outside Upton there is place called Lytchett Minster (2 miles tops) very countryside like, Also places like Organford (trials off for cycling in to woods, heathland walks). The schools there are lytchett Minster which I went to and was good school with a manor house.

 

 

From there on is Sandford another with a middle school and further on further, there is wareham and wool. Wareham (stouborough) and wool are about 45mins drive from poole, however welcome to poor access roads, with only 1 main road connecting them to poole, so when there is high traffic in the summer it can be a pain in the evening. The school there is Purbeck School. I think its ok and worth checking School rankings.

 

Lytchett Matravers is quite nice and close to Poole (4 miles on from Upton) and good access to countryside, reasonable sized town with a school and good bus service.

 

All the above are west of poole (look on google) House prices...well its not cheap down here but 300k should see you ok.

 

Hope the above help,however i don't know house prices in the areas specifically but i know some can be expensive. But dont know what your after so just my opinion there are others on here from area.

How old are your kids ?

Do you prefer rural / quieter or built up / busier ?

Older house or modern house ?

 

thinking about again the schools thing doesnt really matter at the moment as my daughter is only 6 months old, i was thinking about the long term but by then i should have a good grasp of the areas :)

 

if possible i would refer a more rural property but it all comes down to what i can afford. i have no problem with the more built up area just wondering where to avoid :)

Places where I would buy a house with the criteria you listed...

Fordingbridge (North East of Poole, just within your 45min commute).

Dorchester (West of Poole, again, at the edge of 45min commute). Dorchester is a lovely town, with many small villages nearby that all have character.

Wimborne (I live here, twenty minutes North from Poole, rural market town, with many smaller areas nearby such as Colehill, Pamphill, Stapehill that are nice too)

Ferndown (slightly North East of Poole, twenty five minutes out, some very nice areas )

Most of what Whitesupraboy posted.

Bere Regis (West of Poole, again several smaller villages nearby that are nice)

TBH, a good Estate Agent such as

will be able to give you a heads up as to the nicer areas and the ones to avoid. There are many naff areas down here, close to really nice ones, it is a bit daunting if you dont know the area and only have a short time to look around.

Im sure theres a few Dorset guys on here who would give you their opinion on an area if you ask...I would:)
