Holden1989 Posted April 9, 2009 Share Posted April 9, 2009 Well as im only at uni 2 days a week, iv got alot of time on my hands, and seems as theres absolutely no jobs going at the moment, i thought i would try something i've wanted to do for a long time. I've known this property to be there for quite some time, but never enquired about it, and now iv finally secured it So i thought i would share First work to be done is to rip out all the old fencing and replace with post and rail/electric fencing and to install troughs in each field, this being done hopefully in the next 2-3 weeks splitting the 13 acres into 8 small paddocks and one larger field. Also the paving out the front of the stables is being pulled up and re-layed as there all cracked and currently have no drainage to them. The outbuildings that join to the back of the stables thankfully have concrete basis to them, so they are going to be ripped out and replaced with a furthur 7-9 stables during the summer. Groundwork is hopefully being done next week, the fields are going to be harrowed, rolled and some fertilised to hopefully cut hay off this winter. Hope it pays for you - we've looked at livery quite a bit and the amount of insurance you need makes it expensive. There is a big risk of damage to horses, fire etc and thievery. With new legislation now in place the yard owner is now responsible for the wellfair of the horse so if an owner neglects a horse (common) it would be down to you. Also, you have probably thought of this but if you improve the property/business and are only leasing then when you come to buy the value would be much higher - the owner could also take it off you and run it themselves (i'm guessing at the last bit). Thanks for your imput, i might add that iv studied Horse Management for three years at college, aswell as doing a degree in performance and behaviour so iv covered equine law and legislation We have public liability insurance aswel as stating in the contract (for clients) tack, horses, and property are all left entirely at the owners risk as well as personal injury etc etc, aswell as signs stating this around the property. Normal property insurance is being paid for by the owner as normal. Risk of fire? i would only guess that neglegance (sp?) would cause something like that?? Why avoid part livery? my horses have always been on part livery and iv never heard of any problems? The reason we are doing part/full livery is that we dont get people neglecting there horses on the property unlike what can happen when on DIY, our packages are designed monday to friday or for 7 days a week, so not likely that the owner will get a chance to neglect them, if they neglect there bill however, we have the right to sell there property/horse to claim back the funds owed. Like iv said, the legal stuff isnt being done by me, its being done by a family friend who already has experience in this field, iv wanted the lease for a period of four years to make building on it worth while, and there will be an agreed valuation in writing signed by both parties what we would pay for the property at the end of it all, if however we dont want it, they can sell it for however much they like. I know feck all about horses buy my missus helps run Carmarthenshire Riders club so knows a lot of yard owners. Something worth considering (you probably have!) - you can use a riding stables and the risk of injury/fire as an arguement for building a house on the land.
