colsoop
Well i saw a development of flats recently that seemed to be slow in selling, i had a look around and there were at least 5 of them for sale ranging in price from £109995 up to £117995. i read of the doom and gloom credit crunch and so think that an offer of £75k would be reasonable. What do you think was their response ?

SteveR
"Hello, you want to buy a flat do you, from us, and with only a measly ~30% discount? You poor, poor misguided man, come in and have a sit down and a nice cup of tea, we'll soon see you feeling better again" Am I right? What do you think was their response ? I think they'd take it actually. My developer clients have made some serious loses over the last few months. colsoop
Nope, the lady said her sales manager confirms things but apparently they want at least £100k for them and have turned down offers of £80k each already

SteveR
Will carry on playing the waiting game i guess Like I've said several times, this has a long way to go yet. I intend to buy 2~3 years from now. A nice big house, not a flat!
AndrewOW
Dangle some cold hard cash under their noses, and watch them change their minds very quickly. Unless you're borrowing, then you may have to wait a while!
keener
If you're a cash buyer just put the offer on the table and wait. A friends brother put an offer in of £150k cash for a £300k flat, was laughed out of the office but got a call 1 month later taking him up on it. The developers just said 'don't tell anyone'! You're only really likely to have success doing this if you're a cash buyer and if it's a new development that the developers need to sell for cash flow. But nothing ventured, nothing gained so go for it!

Also, as a company gets closer to the end of their accounting year and their turnover & sales targets the city will look at to judge their performance are clearly nothing but deluded wishful thinking, any sale will help the numbers look less bad and at that time, low offers have an even better chance of sucess. Precisely. It's Barratt/David Wilson Homes/Kingsoak etc end of year in June and Bellway Homes in December - that's when they are desperate to get rid of anything they can and there are definite deals to be had. I have a friend trying to buy a David Wilson at the moment and they don't seem desperate yet. Refusing to give more reductions.

Yeah, like I said - their end of year is June. So more desperate around that time.
