If you are seriously considering it, may be worth your while getting a contract/tennancy agreement written up to cover yourself incase of having to through someone out. It will also state about any deposit that you take and set out the guidelines on ways you can lose the deposit and also state required notice of moving out on both sides etc etc.

 

If you have any gas appliances it would be good to get a Landlords safety certificate, this then states your appliances are in good working order. My mate got some grief on this as he never had one and he flatmate became ill and he blamed carbon monoxcide.

 

Working for British Gas I hear about this time and time again. You are effectively becoming a landlord and you have to cover yourself and your tennent.

 

Argh this is starting to sound like a right hassle. You are right though, thanks for mentioning it.
