Anyone sellin a house at the mo??

I'm buying a new build in Menston (LS29) at the moment and the suggestion about house prices hasn't put me off. Looking at the number of houses on the site with 'sold' signs, I guess it hasn't put many other people in my area off either.

 

What about the evil spirits though?

Ours has been on the market for about a year now. We have had a handful of viewings and not alot else in that time.

 

Ours is on for £127k and to be honest I wouldnt go anything below £125k. Houses near us have been going for £135 - 140k for a similar property. We have spent alot on this house since we got it and if we dropped we would be out of pocket. As far as im concerned it can stay on the market at that price and we will ride through whatever changes happen....

Thankyou, we've put a fair bit of work into it, thats why i dont want to let it go for silly money, if needs be we will hang on till the market gets a bit better, i would be really annoyed if it went for a below asking price, then in 12-18 months time the market really picked up again.

 

The house is in a village just outside northampton (Rushden)

Nice. I'm tempted to buy my first house, so tend to look out for nice properties. As it is I'll prob wait, keep renting, and go into business instead.

It's perfectly possible, and fairly easy to do a self sell, the present government has added HIPS to the agenda, but it's far from insurmountable. There are plenty of web sites to give you information on any pitfalls, have a go, but lt the pros do the final contract.

All i can say is it makes me sick to live in Poole. 127k for house, Shadowbeast yours looks amazing for the price.

 

127k wouldnt get me nothing down here. :( last year a beach hut sold for 120k. 150k will get me a 2 bedroom flat in a dodgy or if lucky ok area. 200k will get me a semi detatched 2 bedroom house in an ok area. :(

Talking of estate agents, has anyone here ever sold privatley through rightmove?? The Thought of giving the smarmey bastards 2k for doing fook all nearly makes me boak. and half the time you have to show them around yourself!!

 

 

We looked into doing that for our recent sale, you can't sell privately through Rightmove, which somewhat limits people "finding" your house. I certainly didn't look at any of the private sale sites after the first month or so.

 

We did have a stab at selling ourselves though, we had one call within a day and that was it, heard nothing more. The one call was from a neighbour who thought he could get around 20k off the asking price and couldn't make up his mind from one day to the next.

In the end we sold through an agent and completed on the 25th of April after being on the market since November. The agent did actually do good work for us and in the end everyone in our chain was through that agent which made things much more smooth, plus we managed to get more for the place than we expected (inc offsetting Agent fees).

 

I personally think we managed to sell at just the right time for our place and whilst we had to buy another place the bigger properties seem to be the ones suffering more so we're pretty sure we've got a bargain with our recent upgrade. As long as we can afford to pay the mortgage I'm not too worried about what we paid for it currently.

It's true it is perfectly possible. However there are lots of uneducated people out there that think it's all so simple, and really it isn't.

I am the opposite to most i hope the market comes back down to a realistic level. It has gone way over the top now and i hope it drops.

Houses on my street have gone from £90k when we moved in to £200k in 7 years :blink: I don't think the houses are worth more than £130K - £140K.

 

It is certainly not a sellers market at the moment thats for sure, not much confidence from buyers and more and more finding it increasingly difficult to get mortgages.

Same here. We are looking to sell at the moment, but we are upsizing in the same area, and the type of houses we want are just outside our price range at the moment, so we are desparate for prices to drop. Unfortunately, if there's one place in the country where they won't drop, it's round here. :(

 

The only people who shouldn't want prices to drop are those with investment properties (ie. more than one place), or people planning to downsize or emmigrate to somewhere cheaper.

I feel your pain, there's no way I could afford to live in my home town now, it's gutting really.

I have a few stories about when the hospital was still there. Its quite sad now you know since a lot of the hospital has gone.

 

I'm in one of the David Wilson properties so there shouldn't be any problems with ghosts (or mad people).

 

House on Haunted Hill has come to mind a few times.

I heard they had asked the local priest to come and bless the site and that people are selling up because of all the "activity" - sounds like a selling point to me but you should be safe from that I guess, not near one of the unmarked graveyards then?

LOL.

 

Seems a lot of rubbish to me tbh. No one is selling up as far as I know. I know that Gladedale are having problems selling the properties as they are stupidly expensive compared to the David Wilson homes, and as conversions the noise insulation is rather poor.

 

As for the unmarked graves, it is certainly something I'll ask my solicitor to check when he does his environmental report! :D

Well I wanted off the property market, as I've a huge mortgage (including investment borrowing), and was fearing negative equity this time next year when arranging for a new deal on a mortgage.

 

I got Halifax round, they measured up and I signed a deal, then they brought a 'cash-buyer' round with them when they came back to take the photos, and I sold it there and then for about £5k under the asking price!

 

This was about a month ago, and so hopefully we'll complete later this month and I'll be renting my mum's house off her for a few years, to then maybe buying that off her at the right time.

 

I think I was quite lucky, but the flat I've sold is a stunner I must say :)

My house is on the market for the last 8 weeks and no offer yet. A lot of talks and numbers but no solid offers. I think there are people who want to buy but the current climate is that they all want to be bargain hunters.

 

It shouldn't affect us too much because we are in the position to buy our next home and we are in the same position as current buyers. Hopefully we get a good price reduce in what we want to buy.

I guess you live local? Who knows I might even drive pass you in a morning and never know! :)

 

I lived in the Skipton area for many years and worked in Leeds so often drove in that way, then Pool in Wharfedale for a while so again it wasn't too far away. I'm not as local now so don't get out that way as much.

I didn't realise there were other members who lived (or used to live) as close to me. I never see Supras around, except in those garages whos names we don't mention on this board ;)

No i'm buying a new build and presently live on another new build (both on the site). The old hospital is being converted by Gladedale, with some new houses being built by David Wilson. The new houses are on the outskirts of the site overlooking the orchards.

 

High Royds is that huge that they once finished the site will actually be classed as a village.

 

In a touch of irony. I used to live in one of the Mills built by Sir Titus Salt n the world heritage site Saltaire (which is only 10 min away from High Royds). There is some amazing buildings around where I live.

Kazakhstan is full of lovely little places. :)

 

Knowle is the same, it's called Knowle Village because it's fairly large.

 

I absolutely love Saltaire, it's very beautiful with a really cool story behind it - you are lucky to have lived there.
