And have anyone got any suggestions on where to get "ball park" figures from i.e physical building of the house (things like land costs and other associated things to think about are sorted) just the idea od cost for the house we want to have... The general cost quotes by a private builder stand at between 137,000 and 145,000 pounds for each build (sorry, my lap top doesn't have a pound key). That type of living area equates to a good sized 4 bedroom house with double garage, very large kitchen & diner and a good sized living room, utility and study, one bathroom and 2 x ensuites. This is in the North of the country so prices may vary near you. Hope this helps EDIT: P.S. There are extra costs but Jamie has covered them, however, I'm sure there will be a few more on-the-side issues to pay for so plan for a bigger budget than what you think you will need. It should be ready in 3-4 months at this rate. The secret for me was to do the work myself while getting some real good trusty guys in to help.
