At my old house I had an electric gate fitted - the house was right on a main road and parking to open the swing gates was a PITA and dangerous. The e-gate cost about £3k yeah not cheap but looked the part and will be a sale factor when the time comes... I've since got married and moved with my wife to a new house, I still have this property rented out, so I have landlord liability for this gate (I've seen a few unfortunate events where children have been killed from being trapped between the gate and the post)... so I have a responsibility to keep it maintained annually wait for it.. 45mins on site £175!
What a rip off!..
Yes ok the tenant is "paying for it" but I hardly make any profit on the house and I cant wait to get rid. for various reasons the price isn't moving with the market due to the main road but that's another rant for another time..
but £175 to shut the gate down, open it, close it, spray some lube on it and have a cuppa tea. just for me to have a piece of paper to wave around.
