Hi all, I own a three bedroom house and looking to rent both of the rooms legally. I've setup the double room for someone to live in, and it's just collecting car parts at the moment since my mate moved out. I just need a third bed for the un-used smaller room and I'm ready to roll. I've been a bit unsure about renting again, but it seems a waste. I'm looking to rent both rooms out and stop collecting rubbish. But rather than `a mate` I want to have it all official. I've been looking at buying a second house with my parents as they are selling their house and have some capital, and this is the first stage to getting tenants in. Hoping to go down the road of multiple occupancy when I move out (deal with those separate issues later). The smaller room is likely to be a single bed only really. I know I have to setup a rent book, place their deposits in a secured place and log all my earnings for tax etc. I know with HMO down the road I have to apply for it, and register. Fire regulations assessment etc. Was going to do this when I bought the house originally but has only been until recently have I had agreement from my folks to purchase a second house for a joint investment. How do you screen tenants? Credit checks? Is this needed for a live-in-landlord. I know their able to remove tenants faster if they live in the property if they feel at risk. Any other advice I'm missing regarding renting two rooms and being a live in landlord please?

No idea. If I can provide a retro fit replacement it'd not be huge cost. The ratio of the seat movement would just be different.

Replacing the gear with another nylon product only replaces it with a weak item. If I had both gear and worm perhaps I could make a replacement kit of both metal parts (one a harder material). Machining a gear like this isn't something I could do in my machine shop. However I could have one 3D printed using metal laser sintering. Anyone have both worm and gear I could have? How many people have this issue?

This is a shame. They potentially make such a good product range. Hopefully they will see this post and try and resolve your issue. As a trader reputation is everything. Seen SO many companies providing what could potentially be epic products to just letting people down. Part of the scene I really hate

Hi mate. I buy lights all the time. I usually pay 65-80 for a set depending on condition. Just an idea on prices really. £95 for a single side might not sell. You seem in a hurry. It will definitely need a refurb. I'd be offering the lights value at £40 posted. That's really the going rate. I've paid 65-75 for a facelift pair. Let me know if your interested. Thanks

Various jobs coming in, just sold my last set of headlight rings. Waiting for the next batch to come in. Tooling for main ring is half way completed. Here's a few photos of what I've been upto lately on the headlights. One insert needed a full sanding to remove the chrome. An insert was sold to me (knowingly) BURNT from the oven, sanded it out now but OMG not great. I'm LOVING my new methods on polishing the lenses, taking me ages to clean up the custom made (by myself) pre-facelift lenses to clear lens (de-lined);

I've looked into heater buttons. I think those two items together would make a lush modern update for the supra.

It'll be like art. My aim is to produce affordable products. I'll absorb the cost as investment. I'm aiming to provide new engine artwork products at affordable prices because no one offers products like this at decent prices.

To do a direct copy I've no idea. It's getting the finish right. I'm doing these to manufacture and sell. So can only estimate at this time.

That's a shame to hear. They've been an inspiration to a lot I've done already. Not always the gleaming image they portray then.

Fan shroud is fairly big. Might be super costly billet. Stalk covers is a good idea!
