Not even that really. The actual solicitors fees will be fixed at the start (when I was a conveyancer fees for a sale were about £350-£400, £400-£450 for a purchase).
Then you are charged for standard searches - environmental, local and drainage (about £150 upfront).
Stamp duty is 1% over £125k (if you're not a first time buyer) then 3% over £250k, 5% over £500k. The solicitor will add this to a quote as it's money you should expect to pay.
Registry fees to have your name added onto the house deeds are about £200.
The only add ons are if extra searches need to be made, documentation from the land registry needs to be obtained like transfers and other stuff relating to the house etc, but your sols should keep you informed of any extra costs.
Leasehold properties definitely have an add on of about £100 or thereabouts for a sale or purchase because of the extra work involved for the sols.
